All in, there are 1,900 homes:
– 770 low-medium cost homes (700 sq ft) at RM72500 each;
– 883 homes (800 sq ft) at RM200000;
– 165 homes at RM300000 and
– 82 homes at RM400000.

I still feel better with the current penang state project. Please do see how the state is running and the results so on. Yang, I seriously feel that you are being jealous about how good the state is running.We all want a better environment right? Stop giving negative comment cause you are not helping.

gk ong ; I am a positive man. I move and flow like the river. I just tell the truth and its just that some people dictate it as negative. I just told a friend. You can buy a cheap house in Sg Petani and an expensive apartment in Penang but you could not rent out that cheap house. Instead you could easily rent out your apartment in Penang. Moreover in a few years time the appreciation of your apartment is much better than that house in Sg Petani.

Yang is right in saying that while money can still be made on investment of Penang home, price will not go down.

So I am saying that those who are buying affordable house to stay and raise family, but not buying for investment/speculation, should consider SP (Seberang Perai or Sungai Petani) where they could purchase without taking huge loan and worry later.

Sungai Petani is also ideal for those Penangites wishing to stay away from Cat administration.

Many hawkers earn a lot peddling on the streets to afford nice homes. Sad their privileged children many no inner drives to succeed their labouring parents. They are too comfortable to work by the streets but some do venture successfully in Air con mall environment.
Many hawkers can afford nice homes on the island because of their hard work preparing dishes many rich tam chiak kui willing to pay to support their house installment payment.

Likely so as there is no wifi in Belum Forest. A good retreat for Sia Boey 4WD Pek to recharge his body and mind. He could return soon with a vengeance as he cannot have cold turkey treatment for too long away from Penang street food. Anil will want him back to boost readership, else will suffer like Utusan?

Anil appears to prefer Tanan Manggis flats over SP Chelliah’s?
Taman Manggis the land plot opposite Tune Hotel can be of lower density like 2 blocks next to it. AH Keong developer can be engaged to build one block there if Gerakan takes over Penang?

The promise of PR1MA in Penang is based on ‘I Help You, You Help Me’ principle.
So the offer will be repeated before the next GE.
It could be dangled at Permatang Pauh to lure votes in the coming by-election.
Until then, do not hope for a PR1MA on the Penang island.

at 72,500 for the 700 sq ft, assuming loan of 65,000, rate of 5% and tenure of 35 years, monthly instalment is RM328.
i think thats rather affordable for the low income segment.
key is the availability of financing as most banks wouldnt want to touch this category due to historically higher NPL. thats where the govt thru BNM can help by “forcing” banks to lend to this segment as part of social obligation.

Don`t be deceived by the 72,500 apartment. There is none at all. With the second agreement of 140k – 180k the house will be 220k to 260k. The 72k affordable house is the worst of all deceit by the CAT. Remember Centrio apartment of how many of the Malay have to go to Komtar and complained that it is 180k instead of 72k.

I think it is not realistic to expect a 800K sq ft home to be less than RM200K on Penang island. Poor families must place greater emphasis on the education of their children in order to secure a better future. To begin with they should not burden themselves with many children, as they are not depending on children as labour to work in their farms or paddy fields.

I got one built by the Gerakan State govt prior to 308 for 900 sq ft @ 138K only and with gym, swimming pool and car park

gradually upgrade.
i did that by the way and after 3 swaps over 20 years, i am now staying in a comfortable 2 1/2 storey hse
thats the way u go when u dont have inheritance

Henson : I am never never blurred unlike you. I registered with the MPPP in Komtar in the concourse area about 2 years ago and was informed that closing date would be sometime in April last year. I even asked my friend to apply. More than 20 thousand forms were send out. It seem that they are doing it again and again to propangandize to the maximum. I never apply for Prima home. Anyway Prima home is built in 3 locations on the outskirt.. LMC 72k is not what it is. You be paying for up to 200 – 240.… Read more »

My neighborhood senior got a unit at Teluk Lumbar for RM43K, although her preference for downtown SP Chelliah unit.

Big crowd at sPICE now. YB Rayer still distributing lol am as of 10.38am…

Crowd entertained by Chinese traditional orchestra while I enjoyed good served by Passions of Kerala…..

GK Ong ; It is not an election gimmick. 1 MDB has already brought all the land ready for development but the people of Penang blew it. They voted in the CAT. Vicknesh ; You should also mentioned the size of the condo. Start from 363k and unit is from 400 sq ft (1 room 1 hall) up to 550 sq ft (1 hall 2 room) @ price 450k – 480k

Yes you right for s small family to start with a small unit but not a small budget when its around RM400k. Small units by the Gerakan BN govt in Taman Free School with rental of RM32 per month and now at rm97 per month is what you called the starting point for a small poor family.

Obviously, the property prices in Penang island will keep going higher and higher. Chelliah Park City’s “low-medium cost homes” would likely be at RM150,000 each ! Up up and away is only way !

SP Chelliah has no low medium home because the land is govt land and they built it as medium. Low medium cost home is (allegedly) used to deceive the people that the developers has build the 30% 72k homes but increased to 240k with another agreement. As such the developer (allegedly) did not build any 72k Low medium cost home but using 72k LMC as a cover up for their medium cost home

High density is needed to achieve affordable pricing. Be realistic.

Wait longer and you will have no choice but to move to mainland for more affordable homes.

High density is alright provided the govt maintains the homes in good condition and provides adequate green spaces like parks, walkways etc. Singapore HDB flats have far greater number of units and densities but their their local council provides amenities and green spaces to make it a decent place for humans to live with dignity. If you have never been to Sg, just google the pictures and you can see the difference. Over here, the state govt and fed govt would rather fight on who is to fund the renovation/painting of flats. Now you do not have much choice as prices even in Relau area for 600 sq ft will cost about 400k onwards. You will not be getting any 750 – 800 sq ft apartment and condo anymore. Macalister Tropicana 700 sq ft cost 770k (1k per sq ft). Most unit by developer are now SOHO unit price from at least RM800 – RM1,200/= psf. Times that by the sq ft and see what you will get.

How many of the poor who will accept 800 sq. ft. (28.2 x 28.2) have the deposit, or the income to qualify for a loan? What would it have cost the gomen to build it? … How will the gomen ensure that this does not degenerate into another urban slum? Who will ensure that funds are maintained to renew essential infrastructure such as lifts? Do the poor deserve a crime-free environment? If so, what are the arrangements for enforcement?

And why the refusal to use the metric system?

Perhaps a better scheme for ppl earning the salary of a factory operator would be for the state govt to first build these units and then rent it out to them (include the maintenance charge in the rent) for a reasonable fee. After a number of years of renting (say 15-20 years), transfer the ownership to them provided they have paid their rental in full. GK Ong ; You may say I telling tales. I will give some example. Teluk Au Perak Road. Symphony Park 750 sq ft (430k – 500k) Kheng Tien and Harmony View 680 sq ft (390 – 450k). Casa Impian 700 sq ft (380k – 470k). Housing in big cities in Malaysia (KL, Penang, JB) goes up in price whichever government rules the state. It is a simple economics of demand vs supply. But in Penang it has become an political issue because those who cannot afford will continue to blame the government. The situation is more acute on the Penang island due to the limited supply of land (since many oppose to hill cutting and reclamation). 800 sq ft is rather small for a family. The state govt should make it a minimum requirement for flats to be at least 900 sq ft. I know these developers are making tons of money. No need to increase the price of each unit. Ask the developers to cut profits. If they do not wish to do so they are welcomed to take their company and business out of Penang. We are not short of developers/contractors. Go and con ppl in KL or wherever but do not allow them to take Penangites for a ride.

Low income Singaporean families have no problem living comfortably in 700 sq ft fHDB flats. It provides them a reason to strive harder to earn more so as to be able to upgrade to bigger units.

Counter staff at 7-11 convenience Anil can earn RM900-1200 a month. Air con non stressful environment while a starting pay for an engineer in Penang island with years of education investment is still around Rm2800-3000. No wonder now young people these days opt to be own bosses not pursuing higher education?

Jojo, Which why many opt to be hawkers nowadays. If you are luck you could be having a business of RM500 – RM1000 per day making at least 200 – 500 per day. That will come to approximately 6k – 10k per month tax free. Do you know that many are being driven off the road and lorong nowadays. One guy complained to me and I told him you like the CAT party so much is it not. Now its your balasan.

You need license to operate a business, even as a hawker. Penang is now a city, get a proper place to operate your business legally and have no fear of being driven off.

A good example is Line Clear that has refused to pay license fee to operate because of family dispute despite claiming to be a living heritage, thus being taken action by Majlis Bandaraya.

Jonathan : The owner did not refuse to pay the licesnse. The license does not cost much only a couple of hundred. MPPP did not want to issue them the license. They want to drive them off with the exception areas where they are allowed to build shed and trdae on the road like in Paya Terubong, Perak Road. Go an see for yourself whether it is fair or not. ???? Douible standard
