The irony of ironies. Fresh after its ‘Crying hills’ front-page splash just over a week ago, The Star today front-pages its Property Fair at Gurney Plaza, with a couple of reports inside of visitors to the fair raving about proposed projects in Penang.
Among the property developers and projects mentioned in its report on Pages 4 and 5 promoting the property fair:
- Ivory Properties – The Latitude residential project in Mount Erskine
(The Ivory website says: “Perched 500 feet above sea level, its elevated facilities level allows residents to enjoy the stunning cityscape of Penang.” ) - BSG Property – Raffles Tower condos in Bukit Gambir along Yeap Chor Ee Road
- Plenitude Heights
I think it’s being hypocritical when one week, The Star highlights the destruction of hill-slopes. And then the following week, it cosies up to the developers with a giant fair to showcase their wares.
Does the Star Property Fair include developers who build on and degrade hill-slopes? You tell me.
Split personality? That’s the corporate media for you.
Please help to support this blog if you can. Read the commenting guidlelines for this blog. |
While Ah Soon is complaining, apartments and condo at the property fair have been snapped up like hot cake. Latitude and the Peak by Ivory selling at 700+ k have been almost sold out with only a few units left. Sierra Fiesta selling at 500k over sold out. Same with the many other condo. So how do you expect the developer to build low and low medium cost unit except for the govt to force them to do so. And the developers are very very smart. You can booked a 480k, 1500 sq ft condo by paying only 2% that… Read more »
Young: how do you expect the developer to build low and low medium cost unit except for the govt to force them to do so That is the same simple thing repeated by MCA President CSL and many other commentators endlessly in this blog. Why Dap state government don’t force developers to build REAL low cost housing ??? DAP state government has FULL power regarding to land in the state. But why LGE and co. hesitate to do so from day 1 they voted in to office ??? Instead of doing the right things from day 1, LGE and co.… Read more »
Gerakan K, I have to keep calling you ignorant and stupid. The PR LGe is encouraging the developer to build better afforadble home with better facilities for the middle income husband and wife earning 6000/= with the above program as mentioned by me. On the other hand low income families who have never owned a home can buy LMC upgraded to 145k. Those who do not wish to buy the LMC of 145K can apply to the govt for 72K without upgrading. And the developers is assisting the govt in these scheme in Penang Island beside the Batu Kawan scheme.… Read more »
Jerk and please dont say its Geelakan all.
That is TOTAL MISLEADING and out right TIPU comment by pakatan machai !!!
How do you call RM75 000, RM145 000, RM200 000 low cost housing ???
The quoted units also incorrect. Just copy and paste outdated public domain info. Hey, go to see your self all the named projects in person.
Young, you have achieved the highest level of shiok sendiri-ism. Tahniah !!!
Geelakan, Either you are ignorant or plain stupid.
Do you understand, Low Cost (LC), Low Medium Cost (LMC) & Medium Cost (MC) which I am emphasizing for Penang island. The price for mainland is lower than Penang
Please don`t keep shooting through your mouth…
Yang: to answer your question. Yes, he is stupid.
GK: do you think this is 1960s ?
Anything below 150,000 now is realistically low cost.
Those at 200,000 are not but considered affordable.
Take your medication , GK.
Your dementia is cropping up again

🙂
Outdated, You are either a moron, liar or still in a denial mode. That is all I can say about you. 90% of the above units have only been recently granted OC and some still waiting. Just plain ignorant or moron. 1 or 2 may be a little older. I don`t paste it from any where. I see it as it is.. For your senile mind again. 1. Aiyah you guys, don’t fall for GK’s bait. I think he is just having fun provoking you fellas.
Only BN wants Malaysians to live in low cost housing. Cause all the people’s money masuk pocket sendiri.
Or you want to sleep at tepi jalan, di bawah jambatan or bus stop ??? Low cost housing is part of poverty eradication program and now you oppose it.
It is total unbelievable !!!
Who said anyone opposed it?
You imagining things now?
Go see your psychiatrist , ok.
GK, Are you plain stupid or simply ignorant. Low cost (LC) unit are for the poor. PR LGE look after all Penangite from poor to average and medium income rakyat in order that they can have proper housing. For the poor they have a choice of applying low cost (LC) unit at 42k 600 sq ft or 72k 680 sq ft and both with only free parking.(One example is Saujana apartment, Maccallum Street which have 42k & 72k unit not upgraded) The average or medium income group may opt for low medium cost (LMC) unit from 72k onwards with upgrading… Read more »
sunnyooi BN Geelakan govt wants the poor to live in cramp apartment like cages of 500 – 550 sq ft which they have built.
PR LGE govt is now building bigger and better units of at least 680 sq ft up to 790 sq ft. Some even come with facilities.
Yang
Don’t be fooled by developers’ strategies of “SOLD OUT” red stickers !
Quite normal the developers staffs pre-book those units and make quick fast bust as intermediate agents !
Ah Boy,
That I certainly agree with you especially 500k to 700k units and location wise. But if it is medium of 165k to 350K, you can believed that as most will be snapped up.
Staff as intermediate agent, Yes and you (may) have to pay undercounter for it. And many are willing to pay these undercounter money. In most case these are M & LMC unit
More like insider trading (illegal) except that this one is bleeding the housing industry market towards unsustainable pricing. The home buyers are the one to suffer for the delinquent practice of some developers.
What say you, our government in control or in dream land?
One of Pasar Malam vendor’s tactics.
Sold Out shrill cries to get the wilderbeests
kan cheong & run for the hill condos.
With plastic money ready at hand, how to resist
the Kia Su syndrome?
Anyway, its theirs, not my money, with which I pay in cash to enjoy life at will & prudent spending.
Well, it’s a free world. If the demand for luxury homes are there, why shouldn’t it be built? Those who want can buy. Those who can’t don’t.
The PDC has announced future low cost housing projects. This will cater for Penangites from the lower middlemclass. To each his own.
Sze Tho what is happening now is that the prices of property in Pg is being artificially inflated by speculation. Because developers have come out with a plan called DIBS where buyers only pay 10% upfront and the rest on completion of the property. This is not entirely bad, but it allows the rich to buy up many units and then inflate the price when the units are completed. This will cause an overall increase in property prices. The gov should enforce conditions (like capital gains taxes) on those who sell of their property within say 3 years of completion.… Read more »
BLR will most definitely move up if the situation gets too out of hand.
Who says speculation is healthy?
Think (not for yourself) but for your friends, neighbors & relatives.
Greed is never a good practice in housing.
Tunglang, I never said speculation is good or healthy. But we live in a real world. If ppl are rich, have money and can make more money by speculating then who wouldn’t? Nobody today cares about whether the poorer ones will suffer. Life is so hard that ppl do anything (as long as it’s legal) to multiply wealth. If speculation is bad for the country then the gov must take the lead in curbing in with stricter and heavier conditions. If not, those who can will continue to speculate.
I didn’t mean you saying it.
It was a pointed reality in Penang given the doubt.
If no one highlight speculation as part of the problem of housing, then everything’s blue sky even in the eyes of the gomen of the day. Who cares for the financially disadvantaged?
My property inflated 33% just over a year, but I have my caution & not being too elated about it.
The blind leading the blind leads to nowhere but the longkang.
Well Kevin, as you should be well aware, RPGT is already in place. This means a sizeable tax impact if a property is “flipped within the first 3 years. As for your concerns about the overall rise in property prices, well that is a norm. Prices should rise to keep in tandem with inflation at the very least! Bear in mind, for many people, their home is the single biggest investment in their lives. The idea of a building fund in itself is laudable. Pooling the money from levies and tax towards community needs like affordable housing. However, I would… Read more »
As mentioned before, the rise in prices can be attributed to several diverse factors: 1) the pent up demand for newer ,more desirable homes due to the slow sluggish property market from 2000-2005. ( sluggish is a relative term , mind you). – meaning a lot of people had put off property purchases during the preceding recession and are now flush with savings. 2) overseas /expat Malaysians reinvesting their overseas savings in Penang with a long term view. Perhaps a future retirement/resettlement? This category have the benefit of much higher earning power, and seek higher end/luxury style homes. 3) middle… Read more »
Property prices in Penang rise because outsiders have great confidence in pakatan government.
Many Penangites working in Singapore (those left Penang during Dr Umum’s time are near retirement age) can cash-in their Spore HDB home (for a profit) and use the gain to buy Penang properties with the all-time high exchange rate of 1 SingDollar = RM2.5.
Sze Tho, the current RPGT isn’t sufficient to curb speculation. After the 3 years taken to complete the project, the tax is less than 10%. Perhaps this should be increased but the money channeled into affordable housing instead of to other fed agencies. State wins through more funds for affordable housing, the ppl win through controlled property prices, the poor win through more affordable housing and proper maintenance (insted of LMC boxes in the sky). This will curb speculation and will not affect the business of developers who are reasonable.
Well, the idea of a fund for LMC is good. The fund would do real good. However, the underlying for the rise in prices still needs to be addressed, otherwise you risk creating a glut in LMC and a collapse in the secondary market. For example: newer LMC would be so easily avail that no one would be able to sell their older units? What happens then? – people sell their homes for a variety of reasons. 1) relocation due to work. 2) selling to buy another bigger home. 3) to finance children’s education. 4) due to death (inheritance) So… Read more »
This “productivity” and bustle that goes along with destruction is part of the religion of capitalism. Generally, it is still heretical to say this c-word, though many American and Europeans have seen the light after a few harsh years. This underlying problem – the big picture – has to be recognised before we can start looking for solutions.
http://www.themalaysianinsider.com/business/article/weak-ringgit-pushing-talent-away-but-upside-for-singaporeans/ The ringgit hit a 14-year low against the Singapore dollar (1S$ = RM2.51). Malaysian employers would find it difficult to keep up with the automatic wage increases that Singaporean companies can offer just from the currency appreciation. Some Singaporean investors could also be encouraged to give Malaysian property a closer look as they become cheaper and yields remain acceptable the Straits Times said. It gave an example of an investor who bought a property in Penang who said that while the ringgit has fallen by eight per cent, the property had appreciated by 20 per cent which still gave… Read more »
Cheaper ringgit is good for export and Malaysia is very much export oriented. See Japan yen for example. Also China yuan. And the usa ALWAYS complaints to some nations deliberately under value their currency in order to gain export advantages !!!
Strangely BN flers including Bank Negara was telling us how good Malaysian economy was when Ringgit was RM3 for 1USD. Now they can say the devaluation of Ringgit is to help export.
Honestly, I doubt Bank Negara has the leverage power of Singapore’s Monetary Authority.
Iskandar land soon becomes the playgroud for Sporeans (Msian working there as well inclusive) to spend spend spend like nobody business ??????
A new condo in JB will cost at least 60 sen per square feet. Just check at teh recent property fair in JB.
Cheap by Singapore standard now that one Singapore dollar can fetch 2.5 Ringgit.
It should be RM600/sqr ft for new condos in JB. The to-be built Paragon Residence@Straits View in JB starts at RM660/sqr ft.
You have to compare apples and apples. Not apples and durians. The average income of Japan is many times higher than Malaysia’s. Yes the Yen may be a lot smaller but they don’t earn 5k or 10k yen a month. They earn into the hundreds of thousands of yen a month. Our ringgit is getting smaller but our average income is not a hundred thousand ringgit. It is RM 3k at best. I it was a hundred thousand nobody wouldn’t complain about a weak ringgit. Nobody will care. In sg (also a large trading and export nation, many times the… Read more »
Instead of focus on the issues of hill slopes development, the Great Anil just took the opportunity to accuse the Star for being hypocritical. Anil himself is showing he is the greatest hypocrite in his zeal to protect Lim Guan Eng administration on the hill slope scandal. The following are the real issues which we should focus on if Anil still has the decency to call himself a social activist out to fight against injustice committed to our hill slopes. In a dialog session with Sungai Ara resident on June 10, 2012, Lim Guan Eng as usual blamed the previous… Read more »
Hi Eu Soon, re Sungai Ara, some of the info you have above has already been highlighted in my blog posting here: http://anilnetto.com/environmentclimate-change/sustainable-development-2/sg-ara-residents-want-mppp-to-block-hill-slope-project/ example: “The question remains: why did the MPPP approve this project when there are new guidelines on hill-slopes in place? Based on its old zoning plan in 1996? Surely times have changed and that zoning plan should be superseded in view of the state government’s policy of not approving any more new hill-slope developments. After all, the present state government claims that it has not approved a single hill-slope project since taking over in 2008.” Your above… Read more »
Anil,
I am accusing you of diverting from the real issues not accusing you of not highlighting the issues before. Whether Star has any hidden agenda or not, is not so important. It is the whether what it highlighted is a legitimate issue or not? You can’t be suddenly become not so intelligent! Are you?
Well, there are a lot of other real issues out there apart from the degrading of hill-slopes, important though it may be.
The corporate (in this case, developers’) financing (through advertisements etc) of the mainstream media is one such issue.
Soon, don’t divert us from your lies. You still haven’t apologize to LGE.
Who is a compousive liar? lgE now denied that the Nadayu project is 250ft above sea level. It is his administration and MPPP that listed Nadayu at bukit gambier as one of 19 hill slope projects at 250ft above sea level.
Can you prove otherwise, Ah Soon. Or is it a pack of lies and half truths like all your other postings?
BTW, we haven’t heard a word from you ever since your allegations were shot to pieces by MPPP. Lost your voice?
Ah soon. Your posting was lengthy to the point of being tiresome. And yet no apology for your lies and half truths. Bo Hoot. No Cajones.
For all your hot air bluster, you have been exposed to be a petty coward. You would have been better served to admit your mistake and take it like a man. But alas…..even that is beyond you. You have been inaccurate, vindictive and dishonest.
Meaning: you have no credibility.
Yet you shamelessly berate others for their stand. You are a sad example of a man.
Finally your idol admitted that the Penang government had only approved “special category” ones and had inherited most of the present development from its predecessor.
This only came after we successfully exposed the lies and dogged the big fat … with facts and evidences demanded by some smart alecs.
Read the news written by one prominent PR supporter at http://www.mmail.com.my/story/time-come-clean-hillside-development-22766
The special projects all total 19. I will start comply the rest of the hill slope projects below 250ft to further expose the blatant lies…
You must be intentionally blind and deaf. Most projects were approved under BN. Approval under PR were for amendments to those plans, in many cases….even a reduction in density.
Up till TODAY, you still haven’t the guts to admit your errors or put your allegations on the record.
Very brave of you, hero. Bo hoot ?
Mr Ong, great job as usual !!! 5 Star for your revelation. But we need your sustained effort until the next GE. Take care brother !!!
GK, no smart comments? No new accusations?
How come?
Don’t tell me you have ran out of steam, old man.
🙂
Keep popping those pills. They may help.
lgE even claimed that Nadayu is approved by KSK administration which he now realised is approved by his administration.
Only fool keep accusing other as liar when his political idol/master is proven again and again a big fat …
Anil, I think its appropriate if you could limit the number of letter in any comment as some are way too long.
Yes, please refrain from essay-like comments. I will see what I can do to auto-set the comment length.
failure of our english education when commentor fails to summarise key points (easy to digest) rather thn writing long-winded confusing essay ?
Eu Soon may have some valid points but he simply could not put his messages across due to his ‘essay-writings” omiting the real juices ???
tunglang could have his dream concept of “penang st food museum” a reality plan if only if he can articulate his presentations in precise and to the point to the potential sponsors ???
something to ponder……
Poor command of English is forgivable if the underlying points are factually correct.
In the case of Ah Soon and TL, many posts consists of half baked assumptions and allegations.
Even when proven wrong, these characters lack even the integrity to tender an apology.
As for Ah Soon, his long winded rants are a trademark. Many words , very little substance. Much like the man himself.
Perhaps a psychological need to express himself given his lack of social interaction….?
( lonely loon with an axe to grind)
Relax-kuma. Which sponsors are you in the know? I didn’t even get the courtesy of reply after giving a gist of my plan (no easy task like char koay teow-ing a plan) to only one potential sponsor who ask for it (no need to mention name otherwise the heritage brand name gets a bad reputation), to another ie the curator of Macalister Road State Museum (sorry this I have to mention b’cos of no reply) & to yet another, a YB with “No Money, No Talk” phone caution tone! Oh dear, Ah Soon, what we’re you saying about getting rid of Gherkin K just a few days ago. He is now doing what he does best…brass polishing.
Really? You must have dropped on your head as a child.
I suggest urgent treatment before your mental disability gets any worse.
🙂
The 19 hill slope special project are clearly going against the Penang Structure Plan and the zoning plan and all other guidelines … CM … gone all out to circumvent all the rules by designating all the 19 hill slope projects as special under no special circumstance.
This is the way … seafront lands … illegal conversion from leasehold to freehold.
Eu Soon, Anil doesn’t protect anyone. That is very clear. If he wanted to protect LGE do you think he would have raised the issue in his blog? Why not just sweep everything under the carpet like what some ppl do. U have to be fair here. This article is about the star working hand in hand with these developers to sell their projects despite them trying to ‘protect’ the hills. What we are trying to say is- if you want to help them sell their projects, don’t claim to be defender of the hills. The star is also responsible… Read more »
Kevin, the same goes for those who at the slightest sensitivity to concerned comments about the state of governing of Penang will be stirred like the hornet nest! I think the issue about hill development has to be taken responsibly & carefully, whether they were approved pre-308 or after. What we want is safety of residents, whether those affected nearby or those intending to buy & stay in such hill homes. I have seen the developer’s online application immediately after 308 for the hill project at Bukit Kukus which is now affecting Lebuh Rambai residents, Paya Terubong. See the hill… Read more »
Yes you are right. I know LGE is not God and so makes mistakes too. I am not disputing that. What I am saying is that this article is about star contradicting itself by initially being against hill development and then promoting them to the public in their paper and property fair. We want to highlight star’s obvious and blatant lies. And that they don’t actually care about hills or the environment. This article has nothing to do with whether LGE has approved any hillside development or not. That was discussed in a few previous posts.
Msians (Penangites) will only wake up if there is a hillside tragedy be it BN or Pakatan projects….
Still a better option for retirees to live in Seberang Perai and come over to the island to indulge kopi kow kow n chendol as and when the traffic is clear.
Good one Anil. And this is another good one from today’s Star

Check mate
Penang BN chief said the declassified reports/documents regarding to hillslope project is misleading. Read the star sunday for details.
And why attack the messenger (The Star) ??? Unless you want to rewrite the history, it is Dap gomen approve those projects.
I am just saying it is hypocritical cosying up to developers by organising a big property fair so soon after criticising the hill-slope projects.
Got Money, Got Talk (whether project approval, property fair or blame-game in media, blogs, ceramah, press release).
No difference whoever they are.
The readers are in better position to decide for themselves for their own sake.
Penag Char Koay Teow is good for satisfying the Tham Chiak Kui spirit, unlike the media ‘char’ or property ‘char’ damaging to Penangites’ welfare, home ownership affordability & sanity of the truth.
Got Money, Got Talk.
Tung Lang,
Talking of Char Koay Teow, last Sunday just savour one at coffee shop at Air Itam roundabout (famous for the Indian mee) Prices has gone up sky high. Sooner may not even afford that char koay teow
What can we do?
Most things got price-inflated!
From one cause, leads to another.
The solution is to work like rats just to survive living & staying on the cosmopolitan island.
Who want such a CHANGE?
But I know there are some who are delirious for it!!! Ai Bing Chui mah!

Kopi-O kau kau gua phao di chu.
This is called do as I say but don’t do as I do.
Anil, Sometime you do not have to be nice or polite to such people like Geelakan.
Why must be rude to me ??? Just because I feel BN is more qualify to govern Malaysia ??? Or I think pakatan is SUCK ??? Or just because I don’t like PAS hudud ???
Because you are obnoxious 99 per cent of the time. The other one per cent is when you don’t comment.
GK, No its not because of your support for BN or hudud or any party whatsoever. I will only be rude to liars, corrupteurs, cheaters and immoral people etc and also those who place self interest over the country and people. And definitely won`t be nice to people who fleeced our country money such as Scorpene, Cowgate and the latest prawn farm.
If the minutes is misleading, then the previous Geelakan govt under the (political) eunuch KTK is misleading the people of Penang for the past 18 years.
Geelakan, You are simply pathetic, Why attack Anil when he is just the messenger just like the Star. And the declassified report is by the previous Geelakan govt under (political) eunuch KTK. If it is misleading, then Gerakan & KTK have been misleading Penangite for the past 18 years. Just like you like to bodek Nacheap, the Star also want to bodek the developer all not because of the people but for the money that the fair bring in. Please tell your Teng not to (lie) like you
More likely, the BN/Gerakan leader who made the remark was either too dumb to understand the documents or maliciously trying to whip up a controversy.
Either way, only those too naive would fall for it.
anil,
its no longer a newspaper. its a political propaganda sheet. thats all. one of my friends told me he still buys the star paper though.i asked him why? he said he needs to read the OBITUARIES. at his sweet ripe old age of 60, he finds his circle of friends is shrinking fast! we both had a good laugh.
Better tell him he is still young, so don’t waste money and paper!
If that is the case he should read Kwong Wah & Guang Ming.
Some of us cant read ‘banana’ people cant read chinese. I sometimes buy The Star for the sports sections, for the photos of Msian athletes. Olympics is coming, so….Star is lesser of two evils, NST is worse. Star did try to critic BN once in a while but gotten warnings and clampdowns.
Who owns “The Star”? MCA! What is MCA? A political organization, on the verge of being sent to political oblivion by the voters come PRU 13. But, before PRU 13, MCA has an even more important mission to carry out i.e to ensure the political demise of GELAKAN? MCA/MIC/GELAKAN, birds of a feather flies together. Hey hudud to me is good. Perfect in fact especially for dealing with some politicians and top officials.
Kevin, Frankly hudud is not a problem. Only thing is there are those like GK & the pornstar adulterer President from MCA who keep trying to stir up racial & religious emotion to scare one race and the other even though they have agreed with M .. kutty, Pak Lah, N… that Malaysia is an Islamic country and knowing full well that hudud is part of Islam..
Malaysia got stoning to death punishment ??? Malaysia got the requirement of 4 witnesses in any rape case ??? Malaysia got amputation of hands or feet for theft ???
Under BN, we have Islam as official religion and thus it is Islamic country in official name while protecting the freedom of other religions. Hey, unless you are not a Malaysian, you must already understand all these things.
p/s: Hudud only recognize eye-witness testimony and confession. Do you smell the potential of problems ??? You gotta bin all CCTVs and dismantle forensics department….
PAS advocate hudud for Muslim only, as such it will be the decision of the Muslim whether they want it or not. It is their choice. Only for Muslim means that PAS respect the rights of the Non Muslim, other religion and other races. But UMNO does not respect the rights of the Non Muslim and other races like the Chinese, Indian, Kadazan, Eurasian, Christian, Hindu, Buddhist.
