After ‘Crying Hills’ report, comes Star Property Fair

The irony of ironies. Fresh after its ‘Crying hills’ front-page splash just over a week ago, The Star today front-pages its Property Fair at Gurney Plaza, with a couple of reports inside of visitors to the fair raving about proposed projects in Penang.

Among the property developers and projects mentioned in its report on Pages 4 and 5 promoting the property fair:

  • Ivory Properties – The Latitude residential project in Mount Erskine
    (The Ivory website says: “Perched 500 feet above sea level, its elevated facilities level allows residents to enjoy the stunning cityscape of Penang.” )
  • BSG Property – Raffles Tower condos in Bukit Gambir along Yeap Chor Ee Road
  • Plenitude Heights

I think it’s being hypocritical when one week, The Star highlights the destruction of hill-slopes. And then the following week, it cosies up to the developers with a giant fair to showcase their wares.

Does the Star Property Fair include developers who build on and degrade hill-slopes? You tell me.

Split personality? That’s the corporate media for you.

While Ah Soon is complaining, apartments and condo at the property fair have been snapped up like hot cake. Latitude and the Peak by Ivory selling at 700+ k have been almost sold out with only a few units left. Sierra Fiesta selling at 500k over sold out. Same with the many other condo. The PR LGe is encouraging the developer to build better afforadble home with better facilities for the middle income husband and wife earning 6000/= with the above program as mentioned by me. On the other hand low income families who have never owned a home can buy LMC upgraded to 145k. Those who do not wish to buy the LMC of 145K can apply to the govt for 72K without upgrading. The PDC has announced future low cost housing projects. This will cater for Penangites from the lower middlemclass. To each his own.

Sze Tho what is happening now is that the prices of property in Pg is being artificially inflated by speculation. Because developers have come out with a plan called DIBS where buyers only pay 10% upfront and the rest on completion of the property. This is not entirely bad, but it allows the rich to buy up many units and then inflate the price when the units are completed. This will cause an overall increase in property prices. As mentioned before, the rise in prices can be attributed to several diverse factors: 1) the pent up demand for newer ,more desirable homes due to the slow sluggish property market from 2000-2005. ( sluggish is a relative term , mind you). – meaning a lot of people had put off property purchases during the preceding recession and are now flush with savings. 2) overseas /expat Malaysians reinvesting their overseas savings in Penang with a long term view. Sze Tho, the current RPGT isn’t sufficient to curb speculation. After the 3 years taken to complete the project, the tax is less than 10%. Perhaps this should be increased but the money channeled into affordable housing instead of to other fed agencies. State wins through more funds for affordable housing, the ppl win through controlled property prices, the poor win through more affordable housing and proper maintenance (insted of LMC boxes in the sky). This will curb speculation and will not affect the business of developers who are reasonable.

Well, the idea of a fund for LMC is good. The fund would do real good. However, the underlying for the rise in prices still needs to be addressed, otherwise you risk creating a glut in LMC and a collapse in the secondary market. Kevin, the same goes for those who at the slightest sensitivity to concerned comments about the state of governing of Penang will be stirred like the hornet nest! I think the issue about hill development has to be taken responsibly & carefully, whether they were approved pre-308 or after. What we want is safety of residents, whether those affected nearby or those intending to buy & stay in such hill homes. Yes you are right. I know LGE is not God and so makes mistakes too. I am not disputing that. What I am saying is that this article is about star contradicting itself by initially being against hill development and then promoting them to the public in their paper and property fair. We want to highlight star’s obvious and blatant lies. And that they don’t actually care about hills or the environment. PAS advocate hudud for Muslim only, as such it will be the decision of the Muslim whether they want it or not. It is their choice. Only for Muslim means that PAS respect the rights of the Non Muslim, other religion and other races.
