Now Bukit Jambul hit by hill-clearing more than 250 feet above sea level

Southern Bukit Jambul

This is apparently for a condo and semi-detached housing project by a major property developer. The site lies along Lebuh Bukit Jambul, on the hill-slopes just north of Inti College and near Equatorial Hotel in Bukit Jambul.

The irony is that such ‘back to Nature’ projects are being advertised as ‘green development’ that blends with Nature when there is nothing green about clearing hill-slopes above the 250-feet threshold (the thin white line, above which the Penang Structure Plan prohibits property development).

Check out more terrible photos here of the devastation of our precious green hill-slopes in the Bukit Jambul and Paya Terubong area.

The new housing at Lebuh Bukit Jambul is apparently going from RM1.4m each. Fat profits for the developer while Nature is being destroyed.

How these things get approved, I don’t know. Perhaps the city council and the state government would care to explain.

Today on page 7 of The Sun “Penang Condo King” Dato’ Alex Ooi and his Queens Waterfront at Bayan Baru. He said there are plentiful “fruit to be plucked” in Penang.

Feeling excited or frustrated by such statement?

Alex Ooi knows well because of bin chooi factor among the islanders, he can exploit to the maximum of profits as NGOs are mosquito noises very easy to ignore unlike Zika viruses.

Real estate speculation, manipulation and collusion is a major factor impoverishing the common people. It includes false promises of low-cost housing, gentrification (irrelevant construction), cheating, land grabs for cronies and destruction (through landscaping, logging, mining etc.). It is a major component of the scourge of FIRE (finance, insurace and real estate). Other financial threats such as transport (undermining public transport to make you buy cars) are far behind. Because Bolehland has almost no natural disasters, it manufactures them to boost profit and GDP. This includes floods, mud flows (some families just affected in Penang), collapsing buildings and highways, haze (local),… Read more »

Nature lovers would love the African lifestyle as depicted in this movie where there is no protest of overcrowding physical development :

May be Penang Forum can screen this movie before their forum talk to pull in more audience ?

Sad to see such racial stereotyping on Hari Kebangsaan. Why must you associate Manan with kaki botol and toddy? The likes of Anil, Sankaran, Anamalai will not find it amusing.

All are blind. In 20130 lower level are not developed. Now 2016, lower lever are pushing ad forcing those at 250 ft to compete in Olympic game, Lower lever is FASTER, 250ft is HIGHER because of STRONGER demand.
If pg forum can produce a BCF plan, why not a plan to go build castles in the air, houses on tree tops or city on belongs. Ask Dr Lim and pg forum to write to Putrajaya.
Simple, if all have complains, what us your solution. If necessary organise a speech at speaker corner….

I remember Tokong going live on BFM radio and proudly declaring that the current regime did not approve a single project on the hill slope. That was because they were caught red-handed and documentary proofs were published by resident groups. … Projects after projects being approved on sensitive hill slopes and the rampant over development goes on full-speed.

Wanita Umno chief Shahrizat Abdul Jalil has urged Penang bumiputras to remain in urban areas and not be scared of the Opposition’s agenda. “The Opposition brings in outsiders to buy houses here as a strategic plan. Bumiputras must not leave Tanjung (George Town),” she told reporters after opening the Wanita, Youth and Puteri delegates meeting of Tanjung Umno division. Shahrizat was confident that Barisan Nasional (BN) has a chance of winning control of the state in the coming general election. But she failed to realise that (some) malays prefer to sell off their land to be cepat kaya, then move… Read more »

If the economy in Singapore gets worse, then many Msians working there may lose their jobs.
I know many Msians earning SingDollar are investing on properties in Iskandar Johor.
If they lose their Spore job and cannot service the bank loan, then they have to sell the properties cheaply.
I believe such scenario will take place within the next 2 years.
Do not forget there are plenty of built homes in Iskandar Johor that are vacant because cannot get rental or buyer.

According to the National Property Information Centre (Napic), 18,908 of the 81,894 units of residential and commercial properties launched in the first quarter of 2016 have yet to be sold. Like any open market in the doldrums, developers can surely think out of the Greedy Box to sell off the unsold units by way of supermarket monthly sales like EconSave or Tesco. They are supposed to be the most ‘innovative’ of all industry players to come out with something to super-profit. Why not super-save their own skins instead of playing the Blame Game on BNM, which btw is playing a meaningful role of consumer financial protection & sensible financial management. Or Blame the unusual delay of the advertising permit and developers license (APDL) approvals for Penang projects by the Urban… Read more »

CAUSES OF SURGE IN PROPERTY PRICE Demand As earlier stated, in an open market demand for properties will determine the increase of the price of properties. Apart from the demand factor as the base factor that causes a natural increase of property prices, there are other causes that may cause unnatural property price increase. Speculative activities. Other activities also cause property prices to surge unnaturally, in particular speculative actions by purchasers who buy properties so as to ‘flip’ them in the short run in a very hot property market. This is something not peculiar to Penang but other jurisdictions within… Read more »

Compliance costs. How much of these costs constitute the overall price of a property?
Can anyone from Komtar enlighten us? Before we are misled again by developers.
Just like the hike in PBA water rates (a couple of yrs ago?), the ‘chief’ of developers announced a potential hike in home prices!
Think: How much of clean tap water is required in the construction of a building?
