Tanjung Tokong, Gurney Drive land reclamation

Never mind that the tunnel controversy continues to rage on and the tunnel project is only expected to be completed in 2027, the relentless reclamation along the Tanjung Tokong and Gurney Drive coastline continues.

In the distance, you can see the first part of the 760-acre island taking shape, and in the foreground, the 131-acre Gurney Drive reclamation, which would include large-scale property development on reclaimed land in front of Gurney Plaza.

As I blogged before:

From what I gather, the 131 acres for Gurney Wharf comprises:

60 acres – ‘Park’ ie green strips running parallel to the highway
18 acres – Eight-lane highway
20 acres – ‘Government reserve’ land (for Wellness City project?)
4 acres – ‘Government reserve’ land
8 acres – (Next to government reserve) ‘Future use’ including underground car park
21 acres – Others (not sure what this is for – for Wellness City project?)
_________
131 acres
_________

I can only wonder how they are going to sell all that property given the damp property market these days.

The state government should also clarify whether new reclaimed land is going to be leasehold or freehold and on what legal grounds.

And who bears the long-term cost of any dredging that might be necessary as a result of this project?

A couple of residents – one at Tanjung Tokong and another at Gurney Drive – have complained to me about the noisy reclamation work – and the smell at the end of Gurney, close to where the tunnel is supposed to be.

Meanwhile, the Gurney Drive seafront continues to be caged up by strong metal fencing – a metaphor suggesting that we are somehow locked inside these grandiose ‘development’ plans.

20 acres within the 240 acre STP1 have been surrendered to the Penang state government for the Penang Outer Ring Road (PORR) alignment. These 20 acres supposed to be replaced in STP2 and hence, the original acreage of STP2 has been increased to 760 acres. The 131.09 acres reclamation at Gurney Drive was (allegedly) not in the original STP2. It was not paid for the rights of reclamation. Is Lim Guan Eng administration wants to use the high cost of reclamation to justify for the 131.09 acres reclamation at Gurney Drive with free award of rights of reclamation? The rights… Read more »

Politician-accountant is sure good at figures to hide, shift or poof!
We ordinary mortals with one life cannot nor would not want to do such things.

Case drop immediately when the trial started. How to charge me for fighting with 20 PPS ? The reason for dropping the case was police witness was missing. That prompted the witness to curse the court using 4 letter words but no contempt of court was initiated, everyone pretended nothing happened.

Sharizat was appointed the first Minister for Women and Family Development despite the NFC fiasco. Today a 4 year old child needs his father and his family. His father Rafizi is not a criminal but merely a whistleblower who is doing his part for the nation, but gets jail sentence. Do you want to break the family? Think about it, use your vote wisely to seek justice in GE14.

For Penang land reclamation is important but more critical is the island public transportation. Since the najib admin refused to even consider one for Penang solely due to political reason perhaps LGE should start planning for the future in the event najib is booted out.

Instead of clamouring for more spaces (developers are too happy), CAT gomen can emulate Think City’s effort in urban space design + usage.

Ah pek wants tokong to follow hong land style. Micro homes like caged beds and potong bilik. Ah pek now. Past oppose high density. Now weclome and embrace high density with micro homes

For capitalists and their friends in govt., micro homes, efficiency, frugality, avoiding debt, contentment etc. are like evil spirits to ward off. In parts of the Great Capitalist Empire, it is now illegal to grow veg on your land or use solar panels to gen electricity. Moreover, this is amazing Bolehland where we reclaim land from the sea despite having enough land.

Similar reclamation is happening in Johor Bahru although land is aplenty there:

As you said: – “I can only wonder how they are going to sell all that property given the damp property market these days.” That is why the contractor CRCC has even proposed to Zenith that they are willing “to build first and wait till Zenith can ‘monetize’ the land only to pay later on.” On the same token, Zenith should be deemed as breach of contract(condition) once BUCG is out of the SPV since it could not meet the minimum capital of 381 millions (being the prerequisite 6% of the 6.34 billions project cost). A breach of material condition… Read more »

Of course china contractor are very rich. In past we send money, sewing machine, bicycle to teng suah. Now ah chan bring cash and buy properties in hk, farms in down under to grow or mine for coal and seam gas. Of course this is what happen to new train tracks. Thsy can propose the other can reject. Afterall it is willing buyer and willing seller. But rakyat can see ringgit under dumno engineer and calvin going. Even worse that thai currency when we used to compare with worse countries

The reason for the exit or pull out of BUCG from the SPV(Zenith-BUCG) was actually because the Penang govt failed to give a “Sovereign Guarantee” to it. The accusation of LGE regarding the accident in – K.L.(?) where a Penang girl was crushed to death by a (BUCG) sky-crane was just conveniently a smokescreen excuse to go.(Since which time BUCG has already refused to subscribe for further capital call) In fact, CRCC has never signed any guarantee or contract with the Penang govt BUT only with the SPV Zenith-BUCG. Therefore, CRCC has no whatsoever contractual legal obligation towards the Penang… Read more »

Eastern & Oriental Bhd (E&O) has awarded a contract to China Communications Construction Company (M) Sdn Bhd (CCCC Malaysia) to undertake the land reclamation works for Seri Tanjung Pinang Phase 2 (STP2) in Penang. The reclamation works involving the excavation of 40 million cubic meter of materials to create man made lands totaling 891 acres. The cost of land claim in South East Asia in 2009 was (allegedly) 3-5 USD per cubic metre of material. The tipping point in the cost of a cubic metre of sand, came with the increased size of the hoppers. The dragarms today can reach… Read more »

So cheap? Then singland should reclaim more.Same with Hong land not enough public land to build public housing. Tamil Nadu need not to buy from dumno engineer. Dredge and hopper ship must be very cheap. If everyone can fly, everyone can build

MACC is harassing Penang hover but totally silent about 1MDB, Felda and MARA. Not surprising since the MACC Chief himself has been compromised by his sordid sex holiday in Bali with a married woman, all on taxpayers’ money. When such … men lead the MACC, you can only expect the harassment of the honest, but leaving the real crooks alone.

When nothing has firmed up, can sea reclamation proceed?
Is it not a tactical move to scare us of massive compensation should people go against it? We all know too well NK’s penchant for scaring besides blaming.
All the Dunggu ADUNs are useless when it comes to the people’s real needs + concerns except for TB ADUN, who btw is still legitimate rep of TB residents.

Anil Netto why are you harping on issues that can’t be reversed ? What are your constructive criticisim in this case? The people of Pg even Tanjung Bungah voted on this issue last election. It was won by the govt of today .why keep on and on on without possibility of changing anyth9now?

Why can’t Anil or anyone criticise actions due to a Pakatan state government.

The way things are going in Malaysia, instead of a tunnel or bridges, might as well reclaim all the way to the mainland and from Johor all the way to Singapore. Then plenty of reclaimed land to build condos and posh apartment blocks.

By the time all this is over, Penang will no longer be the “Pearl of the Orient”, with all its charms and attractiveness gone.

Why not reclaim all the way just as dumno wanted to build crossing through straits of malacca to sumatra. Turkey has built 2 crossing from asia to europe
