But seriously, how could the local government survive with these 'low tax' industries? Mind you, they need money to maintain the public infrastructures. 'Life on the slow-lane'..... hmm, perhaps we should turn Penang into another Taiping. Being ideal is one thing, but please think about our children and generations to come, how could they made a living in a slow-moving Penang? All become hawkers and taxi drivers, we have tourism, right? Or perhaps we should just let them migrate to the 'ugly' KL to find greener pastures? A Sunset Penang, wow, we have a great tourism theme, to witness a once shinning Pearl of the Orient fading into rubbles. All in all, we need developments, a balanced one! Dear Anil,

I'm an MIT masters student in urban planning and here is the little that i think about the project (1) The developers see $$$ in this project but what they don't see is the potential of getting MORE $$$ and have things sustainable and building the culture for people too. The most successful sites in the Asian spots are aeas such as Back Quay in singapore who grabs about $20,000 singapore dolllars a month despite having the conserved nature of the buildings and such. The lesson here is that you can do alot by looking at what you have and think about what you can do with it. In penang, we don't have to do that but our soil is rich and we can think about a tropical city. How about a city where the buildings are as tall as the trees.... maybe one day? That feature could drive up the value of the assetts so much that they will be able to subsidize the affordable housing. We have to think Monopolistic competition, not perfect. Replicating convention centres and 5* hotels with luxurious accommodation means nothing in a formula. People have to buy into these things and one way is to give them feature. And for goodness sake, don't swallow them all..... subsidize affordable housing. (2) IJM has this highway for nothing. It's silly and it's obsolete. the conspiracy of highways cannot even be discussed without some element of bitterness but I am writing an article about this. Highways will be obsolete pretty soon so why even build it? There are so much we can do with our land because it's so rich and we are in the best climate in the entire world. I don't understand why we have to resort to superficial and superfluos solutions when we are in the best spot in the world, with the most tolerant people. It all doesn't make sense to me.
